Watersound Club Opportunity:

Club membership at the Origins membership level is mandatory with ownership in the Watersound Origins community. Watersound Origins is currently registered in the State of New York, however, if you reside in a state that requires us to be registered for real estate sales specifically in that state (Alaska, Arizona, California, Colorado, Connecticut, Hawaii, Idaho, Iowa, Minnesota, Mississippi, Nebraska, Nevada, New Hampshire, New Jersey, North Dakota, Ohio, Oklahoma, Oregon, Pennsylvania, Rhode Island, South Carolina, South Dakota, Utah, Washington, or West Virginia), the laws of your home state prohibit us from engaging in sales discussions directly with you while you are in your state of residence.

Yes, if you live in one of the closed states (Alaska, Arizona, California, Colorado, Connecticut, Hawaii, Idaho, Iowa, Minnesota, Mississippi, Nebraska, Nevada, New Hampshire, New Jersey, North Dakota, Ohio, Oklahoma, Oregon, Pennsylvania, Rhode Island, South Carolina, South Dakota, Utah, Washington, or West Virginia), you must be physically located in Florida in order to participate in the sales process for any of these lots.

The Powell Landing West custom homesites will be sold directly by The Watersound Company, LLC, through this website and some lots may be listed in MLS. You or your Florida-based Real Estate Agent may submit a non-binding offer to purchase a lot through this website or through the contact information provided in the MLS listing. Prior to submitting your offer, please read all of the Important Documents and information provided about the Powell Landing West custom homesites. You will be required to confirm that you have done so when completing the offer form and/or when completing the contract package.

The sales process for the Watersound Origins Powell Landing West lots will be handled online through this website. First, please read all of the contract and community documents on the Important Documents page.

Click on the Purchase a Lot button, complete the form and click Submit. This initiates your offer for the lot that you have selected to purchase.

If you are working with a local representative or local real estate agent, they can submit the offer form on your behalf and we will communicate directly with your local representative or real estate agent. They will be sent the contract package and we will coordinate directly with them during the contract and closing process.

At closing, the developer will pay a co-broker commission in the amount of 2.5% to your licensed real estate agent in accordance with a Compensation Agreement between the developer/seller and your broker for a lot.

The Lot Price Sheet provides information on the sales price for each lot that is currently available for purchase.

The lots will be released in small groups and the timing of the releases will be based on market demand. All site plans, sales pricing, contract documents and community documents are available in the Important Documents section for your review and due diligence prior to submitting any offers. The lot pricing for all lots currently available are listed on the Lot Price Sheet, and all offers may be submitted through the website on the Offer Submission form or through the contact information provided in the MLS listing.

The lots are available for purchase on a first come first served basis. Once the Offer Submission Form is received by us, we will review the form for completeness, and we will follow up directly with questions or we may immediately send you contract documents for execution.

Everyone, either directly or through their local representative or local real estate sales agent, is welcome to purchase a lot through the website.

If you are the first to submit an offer for a specific lot, then it is likely, but not guaranteed, that you will enter into a purchase agreement for that lot. Any offer that you submit is non-binding. Once the contract package is fully signed and the earnest money deposit is remitted, you will have a binding agreement to purchase the lot.

You may submit offers for multiple lots. However, one form must be submitted per lot offer, and due to the small number of lots available, we may limit the number of lots that one entity can purchase at this time. Due to the limited number of lots, the number of lots that one person or entity can put under a purchase agreement may be limited to 1 lot per person or entity. Yes, however, in the instance of a company, LLC, or trust the purchase agreement must be signed by an authorized signor of the company, LLC or trust. When completing the online form, please insert the full name of the company, LLC or trust in the first name block and the full name of the officer, managing member or authorized signatory in the last name block.

You will submit your contact information through the Offer Submission Form. If your offer is accepted, we will contact your or your representative or agent via e-mail with the actual purchase agreement and next steps. Once you receive the contract package, you will have 24 hours to return the signed purchase and sale agreement to us and initiate the wire transfer for the earnest money deposit to the escrow agent.

If you cannot select the lot that you want from the pull-down menu on the Offer Submission Form, then most likely, that lot is under contract and is not available for purchase. You may consider entering into a back up contract or you are welcome to consider other lots that may be available. In addition, you can participate in future lot releases.

A back up contract is a binding purchase and sale agreement where the buyer agrees that they are not obligated to close on the lot until they are notified that the primary contract has been terminated. Back up offers may be accepted at any time. Once the lot sale closes with the primary contract buyer, the back up contract is automatically terminated. However, if, for any reason, the primary contract should not close or be terminated by either party, the back up contract holder will be notified that they are no longer the back up contract holder and will become the primary contract holder and will be expected to close on the purchase of the lot in accordance with the terms of the purchase and sale agreement.

All Important Documents are available for review. The purchase and sale agreements will be prepared and sent to the buyer or buyer’s agent the Offer Submission Forms are received. Once you receive the contract documents from us, you will have 24 hours to return the signed contract documents and initiate the wire transfer for the earnest money deposit. We anticipate closings to occur within 30 days of the date the contract package is sent out for signature by the buyer.

The purchase and sale agreement calls for an earnest money deposit of 10% of the total lot purchase price. The total lot purchase price includes the sales price of the lot, the water and sewer impact fees and the irrigation system connection fee. You will be notified of the exact amount of deposit due at the time of signing the purchase and sale agreement. The earnest money deposit should be made by wire transfer at the time of signing the purchase and sale agreement.

Wiring instructions will be included with the contract documents. You will need to call the escrow agent as indicated on the wiring instructions to confirm the account number. It is important that you also include a reference for the lot number with your wire so that the escrow agent can apply the deposit to your purchase agreement.

The Watersound Origins Community Association, Inc., is the homeowners’ association responsible for this neighborhood.

The current annual dues are $2,350 and they are paid quarterly in the amount of $585.00 per quarter. The homeowners’ association is responsible for the management and maintenance of the common areas in the community, including the roads, streetlights, landscaping and irrigation, and stormwater conveyance and facilities.

In addition, the Association dues include a monthly fee for irrigation water used on your lot. Maintenance of the irrigation system installed on your lot is not included in the Association dues. Your association dues include an amenity fee which allows for access to the Village Commons amenities, the Origins golf course and the dock on Lake Powell which are owned and operated by Watersound Club.

The Origins Watersound Club membership features the Village Commons, which includes a zero-entry resort style pool, fitness center, tennis courts, pickle ball courts and a half basketball court, and access to Lake Powell which is provided by a floating dock. The Origins Watersound Club membership includes the Origins golf course,a 6-hole regulation/10-hole par 3 golf course designed by Davis Love III. Owners in Watersound Origins can play unlimited golf with no greens fees (cart fees apply). Footgolf (fees apply) is also offered at the Origins golf course. Within the Watersound Origins community, there are numerous neighborhood parks and pocket parks and over 9 miles of trails.

The site development is complete. The lots are located at the end of South Splash Drive.

The lots are set back from Lake Powell and private docks and private pathways to the Lake are not permitted.

There is no build time requirement for these lots. However, once you start construction, you must continue construction until completed.
